A professional home inspection protects both you and the buyer. It allows both you and the buyer the opportunity to learn about the property’s defects.
A home inspection usually covers the following:
Plumbing conditions - if there is leakage or clogging
Roofing conditions - the extent of deterioration, if there is leakage
Electrical conditions - if there are inadequate circuits or potential fire hazards
Structural problems - if there are problems with the underlying foundation of your home
As a seller, the home inspection reports protect you because it establishes the actual condition of the property at the time of sale.

Testimonials
Best home selling experience ever! Jan is so professional and lovely to work with. Had a great and quick 1 day listing of our home before it went under contract. She helped facilitate every aspect of the process. Would only recommend her for your next home buying or selling in Montana!R & A Evans
In late 1999, my husband and I decided to buy a Montana home. I asked a friend for a recommendation for a Real Estate agent in Hamilton. Her advice was to use Jan King. Sometimes in life you just get lucky. Not only did Jan become my Real Estate agent, she has become a loving and supportive friend. That year, Jan sold my husband and me an incredible piece of land out on Lost Horse with a tiny cabin. A little over two years later, we built our Dream House and had twenty magical years in that beautiful home on the roaring creek. Jan was helpful in every way. She knew the available valley artists to help us. She was and is a living encyclopedia of local knowledge, including being a detail person as she knows more about wells, more about septic issues, roofs, water rights, etc, and she also knows who all the fixers are and which ones that are good, that are honest, and are affordable. Sadly, five years ago, my husband was diagnosed with Parkinson’s Disease and two years ago we realized that my husband needed to be closer to town and medical care and so we made a decision to sell our beloved Lost Horse home. Jan was a miracle worker. She was available. She held our hands through this heartbreaking move, marketed our house with an amazing video and with a packet enumerating all its uniqueness. She was there at showings and was fully engaged in answering questions and solving any issues. Additionally, she found us a new house, and she kept our spirits up as we maneuvered selling, moving, and resettling again. And she always protected us with her Real Estate savvy. I am so grateful to her for her professionalism and generosity which allowed us to move on from our loss and encouraged us to see our bright new adventure. I cannot imagine going through all this with anyone but Jan. She is a pro, she is a friend, and Bill and I were indeed lucky to have Jan as our agent!W & H Green
